The National Building Code (NBC) is a national instrument that will guide the regulations for construction activity in the country. The code encompasses all the aspects vital for safe and orderly building development. The building that does not satisfy the requirements put forward by the NBC or violates it is bound to suffer penalty, cancellation of sanction or demolition.Basic RequirementsLiftA building at a height of more than 13 metres is to have a lift that starts from the ground floor, and have a minimum capacity of six persons. On the basis of detailed calculations (based on the relevant provisions of National Building Code) the number of lifts can be variable.Fire Safety or Fire ProtectionIn the case of apartment buildings exceeding three storeys above ground level, a certificate of approval from the Director of Fire Force or an officer authorized by him should be obtained before issue of the building permit. All other requirements in respect of fire protection shall conform to Part IV, National Building Code of India.Every floor of any kind of residential accommodation exceeding 150 sq.

Meters of floor area with a capacity of more than 20 persons should posses at least two doorways, as remote as practicable from each other. At least one staircase should be provided as a fire exit as defined by the National Building CodeThe detailed plan showing the arrangement of pipe lines, booster pumps and water-tanks at various levels should be submitted for approval of the concerned authority along with the plans and sections of the buildings.

Every building standing at a height of more than 25 metres is to be provided with diesel generators which can be utilized in case of power failure.Foundation & Structural DesignAll materials and workmanship should be of good quality conforming generally to accepted standards of Bureau of Indian Standard specification & codes as included in National Building Code of India. Lightning prefers to strike the tallest of all objects in the location of strike.

Also it prefers metal objects. The larger the metal more is the preference.Avoid using metallic pipes to fix lamps on terrace of buildings. Also for drying clothes on the terrace, iron poles with metallic or plastic wires are used. Feet & 301 sq. Feet common area. Now, upon handing over claims for actuals of 1109 sq.feet ie.

Additional 39 sq. Feet in share of common area.

Are we liable to pay for as demanded by builder? Is there any law specifying the proportion of the residential area and common area.

This has 5 floors + illegal floor with clubhouse and gym, Total height more than 19 mtrs including water tanks lift room. Is it mandatory to provide Lightning arresters. This is in Bengaluru, around 30 storms in a year area.

As per original Plans there is provision for constructing/erecting Lifts. Now the new Managing Committee is planning to erect lifts for each building collecting huge sums.

The maintenance charges will be heavily increased due to the proposed illegal work of MC. Can the builder who has not yet conveyed ownership of the Buildings to the society and the Panvel Municipal Corporation permit such work? Please advise.
